Comer Group Ireland is looking for a Property Manager for the day to day property management of one of Dublin's newest premium developments, located in Sandyford Dublin.
Duties & Responsibilities
Acting as the first point of contact for various tenant and business-related queries.
Working closely with the letting agents to ensure vacant properties are listed for let.
Supervising vacant unit-turnarounds and ensure completed on time and within budget.
Lease administration including lease preparation and other associated documentation.
Maintaining an accurate account of unit availability and of all tenant prospects.
Ensuring new tenants are correctly entered into the system with respect to their lease dates, rent payments.
Managing tenant leases, rental income, ensuring rents are paid on time and taking appropriate action as required.
Liaising with tenants, landlords, third party contractors and outside service providers.
Dealing with utility transfers.
Managing RTB registrations, queries and disputes.
Carrying out regular property inspections.
Following authorisation procedures and administration for Purchase Requests.
Updating property schedules for monthly reports.
Keeping up to date on current legislation and how it impacts landlords and tenants.
General queries that come in, bike store, bin stores etc
Reviewing security reports & actioning where required
Circulars & update email & post
Maintaining Letman changes - changes in tenancy
Chasings fines from breach of lease or house rules
Chasing maintenance requests
Chasing arrears, phone calls, email, call to door if necessary
Scheduling move outs & providing procedures, tracker & outlook calendar
Deposit return charges & procedures to tenant when vacating
Qualifications, Knowledge and Experience
1/2 years of experience
PRSA license or related qualifications are desirable but not essential.
Full clean driver's license
An understanding of the Property Management Industry and all related legislation.
Strong interpersonal and communication skills are essential to succeed in this role as it will involve interaction with various key internal and external stakeholders.
Ability to demonstrate excellent attention to detail, logical decision making and have a hands-on approach.
A person with the confidence to develop and implement initiatives, problem solve, and deliver effective solutions.
Strong interpersonal and communication skills (written and verbal).
Pro-active, self-starting ability to work on own initiative and within a team environment.
Proven track record of organizational skills and attention to detail.
Must possess a dynamic approach to achieving continuous improvement.
Excellent problem solving and time management skills.
Proficiency in MS Excel, Word and Outlook
Minimum of 2-3 years' experience in a similar role.
